According to info reported by Gord Collins, Real Estate Strategic Marketing Specialist, the Miami, FL housing market has seen 6 consecutive years of price growth!

However, what really makes me feel secure and confident is that the Florida housing market, overall, is doing well.

Collins reports that house sales statewide rose 4.1% in April 2018, compared to April 2017, according to Florida Realtors. Condo sales rose 9.2% during the same annual time period.

Interestingly, cash sales were down 2.2% over that same time. Obviously, that means more buyers were purchasing their homes using mortgages. See one of my recent blog articles, “2018 Real Estate Game Changers,” for a bit of timely mortgage info.

More Ups and Downs

What’s up? Average prices for detached houses rose to $353,948. This is an increase of $8200 from March prices, and an increase of 10.4% from April a year ago.

What’s down? New pending sales by .2%, which suggests a supply crunch. This tells us that the Florida housing market is, indeed, HOT! Therefore, the supply of houses on the market is lower than the demand, resulting in higher prices.
