There are many facts regarding Florida Housing Predictions, according to Florida Realtors. Because I focus primarily on helping clients buy and sell homes in Flagler County and Palm Coast (where I live), I’m giving you information from that area.

Residential Housing Statistics

Consequently, residential market sales activity is available for the latest period, August 2018, for the metropolitan statistical area of Deltona-Daytona Beach-Ormond Beach. This area includes Flagler and Volusia counties.

 Single Family Homes August 2018

Closed Sales: 1147 (Y/Y % change: 14.2%)

Median Sale Price: $213,250 (Y/Y % change: 7.7%)

Townhouses and Condos August 2018

Closed Sales: 334 (Y/Y % change: 3.1%)

Median Sale Price: $214,500 (Y/Y % change: 7.8%)

Florida Housing Predictions

Furthermore, as you see from the numbers above, closed sales and median sale price increased year over year. Florida’s market continues to improve, even through the fall season. In fact, the Florida Realtors Association reported that August was the second month in a row that Florida’s housing market experienced a rise in new listings.

Additionally, August was the 80th consecutive month that median sales prices for both single-family homes and condo-townhouse properties in Florida, rose year-over-year.

Zillow rates Florida’s real estate market health a 9 out of 10. However, mortgage rates are on an upward trend. Also, loan qualification is getting tougher as home prices continue to rise. Consequently, first time home buyers may have challenges if they want to purchase a home in some Florida areas.

The bottom line? Here in Florida, there’s an overall air of optimism in the housing market. The statistics in this article support continued growth in residential real estate in Florida.
